Premium Electrical Group are highly experienced in conducting Annual RCD & Smoke Alarm Compliance Inspections for Rental Properties.  Under Electricity Regulations all residential premises to be sold or rented must have at least two RCDs in the switchboard protecting the final sub-circuits to socket outlets and lighting. Faulty RCDs must be replaced immediately.

Smoke Alarm Checks

Mains powered smoke alarms are required in all existing residential buildings prior to sale and before a new tenancy agreement is signed. It is the responsibility of the owner to ensure the smoke alarms fitted are:

• no more than 10 years old;
• in working order; and
• permanently connected to mains power.

Smoke alarms with a 10 year battery life are permitted where mains powered smoke alarms cannot be fitted, due to the construction of the dwelling not permitting space to conceal the wiring or where no mains power is available.

Smoke alarms need to be tested according to the manufacturer’s instructions at least once every 12 months.  If the smoke alarm needs to be replaced or repaired, it needs to be done immediately.

Premium Electrical Group certify all their work and an Electrical Safety Certificate is sent to the Property Manager within 28 days of completed inspections.
